The assessment panel particularly appreciated the vision in which nature is not merely an addition to the development, but forms the starting point. Green spaces run through the entire area as a unifying structure, ensuring that every home is directly connected to the natural environment. The consistent commitment to bio-based construction and the approach taken to arrive at a feasible plan were also positively assessed.
AM is the intended development partner for the redevelopment of De Marshoeve in Loenen

Apeldoorn Council has selected area developer AM as the proposed development partner for the redevelopment of De Marshoeve in Loenen. On the site of a former campsite on the outskirts of the village, AM, part of BAM, will create a unique residential landscape comprising around 200 homes. It will be a place where living, nature and the landscape come together seamlessly.
Living where the countryside and the village meet
The vision encompasses around 200 homes for various target groups, spanning the social, mid-range and higher-end segments – from first-time buyers to families and older people. A significant proportion of the homes is earmarked for the existing residents of Loenen, through which AM is actively contributing to housing mobility within the village. The homes will be distributed across small-scale residential neighbourhoods that are carefully integrated into the existing landscape.
Existing trees, water features and green elements form the basis of the design. This creates a living environment where nature is always close at hand. Greenery, water and biodiversity are given a natural place within the area. New nature areas, water storage, ecological corridors and walking routes form an integral part of the development. Where recreation has been the focus for many years, a new residential environment will soon emerge that enhances the qualities of the landscape whilst also providing space for new residents.

Bio-based construction
A significant proportion of the homes are being built using BAM’s FLOW concept. This housing concept utilises timber and other bio-based materials. Prefabrication enables efficient construction. At the same time, the materials used ensure lower CO₂ emissions during construction, and CO₂ is stored long-term within the homes themselves. In public spaces too, natural and circular materials have been chosen to reflect the green character of De Marshoeve.
Feasibility phase
With this selection, AM is moving on to the feasibility phase. During this phase, Apeldoorn City Council, AM, BAM, Veluwonen and other stakeholders will further develop the vision. Residents, local residents and local organisations will be given the opportunity to contribute their ideas on the future of the area. The first information meeting for residents and stakeholders in Loenen will take place on 23 June.
