De Schapenweide is 13.3 hectares in size and is located near Bilthoven's village centre and the estates Houdringe Beerschoten and the Panbos, popular among leisure and sports enthusiasts. The centre of Utrecht is a twenty-minute cycle ride away. This makes the location attractive to a broad target group.

De Schapenweide is one of the few development sites still available within the municipality of De Bilt. Here too, the housing market is particularly tight and people cannot find suitable housing. The Central Government Real Estate Agency and the municipality of De Bilt worked together constructively to draw up a development perspective for the Schapenweide, after which AM was selected as the buyer in a joint selection procedure.
A broad mix of rental and owner-occupied houses in various price segments and types will serve different target groups. Besides 450 homes, the development perspective also provides space for 25,000 m2 of Life Sciences companies (offices and other functions), creating new space for knowledge-intensive business activity.
In the coming period, the development perspective will be translated into concrete plans for the area. This will be done in close consultation with stakeholders. Interested parties can register on the website schapenweidebilthoven.nl, even if they only want to contribute ideas or be kept informed.
AM previously developed the former Inventum site in Bilthoven. Also in the region, AM has several plans under development and execution such as the Utrecht Merwedekanaal zone, Leidsche Rijn and Hoef en Haag, located in the Vijfheerenlanden municipality.

Area developer AM selected by municipality of De Bilt and The Central Government Real Estate Agency as buyer and developer of Schapenweide in Bilthoven
9 May 2025AM, the municipality of De Bilt and The Central Government Real Estate Agency have signed a purchase agreement for the development of Schapenweide in Bilthoven. Following the development perspective adopted in 2024, this is an important step for the development of this area. The development perspective offers space for both 450 homes and Life Sciences business activity.
