AM and Heijmans commence construction of Atlas 1 in Rotterdam’s Tij district

Development consortium Rotterdams Tij (a collaboration between area developer AM and Heijmans) is starting work today on the construction of 135 homes in the Atlas 1 building. Following on from the jointly realised Imagine residential building, this is the second project within the Rotterdams Tij area development in Rotterdam South. Alderman Chantal Zeegers of the municipality of Rotterdam will give the official go-ahead for construction.

Atlas 1: a diverse range of housing for everyone

Atlas will be realised in three construction phases, each with its own character and target group. The various sub-plans, including studios for young people, various types of flats and townhouses on Vredesplein, will provide a varied range of housing options to suit a wide range of living requirements. The first phase (Atlas 1) comprises 80 social housing units, 30 lifetime homes of various sizes and 25 studio flats for sale. The prices of the owner-occupied homes are in the affordable segment.

This first phase includes space for a health centre of approximately 1,600 m² GFA, which will provide care and welfare for the residents of the neighbourhood. The subsequent phases will again offer a wide range of different types of homes aimed at first-time buyers, families and those looking to move up the property ladder, both for sale and for rent. Atlas connects the Hillesluis neighbourhood with the future Waterkant development on the other side of the Vakenoordseviaduct.

Sustainability and mobility

Atlas is being developed with a strong focus on sustainability. The project uses energy-efficient installations and green roofs for water collection and biodiversity. The green roof collects rainwater and provides a habitat for plants and animals, while also contributing to a pleasant (indoor) climate. In addition, there are good public transport links and the various public bicycle parking facilities are easily accessible, encouraging sustainable mobility.

Greenery is an essential part of living in Atlas. There will be a large number of (roof) gardens, courtyards and squares at different heights, designed for exercise, relaxation and to promote connection between residents.

Sales to commence in mid-January 2026

Sales of the first 30 neighbourhood apartments in Atlas will commence in January 2026. These homes range from 48 to 68 m² with an indicative purchase price starting at €329,000. This responds to the high demand for affordable owner-occupied homes in Rotterdam.

About Atlas

Atlas is part of the large-scale Rotterdams Tij area development and consists of a total of three blocks that will be sold and constructed in phases. The buildings will collectively offer space for 650 homes, approximately 400 parking spaces and approximately 3,900 m² of amenities. The completion of the first block (Atlas 1 building) marks an important step in the area development of Rotterdam South: a green, sustainable and inclusive neighbourhood where living, working and socialising come together.

The realisation of Atlas is in the hands of BCRT (Bouwcombinatie Rotterdams Tij, consisting of BAM and Heijmans).
