Milestone for IJmuiden: start of first sub-plan area development Pont to Park

27 June 2025

Gemeente Velsen, Woningbedrijf Velsen and area developer AM (in cooperation with construction company Hemubo) have signed the anterior agreement for the new construction on the Waal and Dolfijnstraat in IJmuiden. This marks the start of the first subproject within the area vision Pont tot Park.

Living in the heart of the city

The anterior agreement establishes the legal and financial frameworks for the new construction of approximately 175 homes with a mix of social rental and owner-occupied housing. With this we provide a lively residential environment, with a varied housing offer for various target groups. Special attention will be paid to the quality of the public space, with plenty of greenery, sufficient parking, underground waste collection and space for meeting.

We are adding homes

"With the development of Waal and Dolphin Streets, we will soon start to really see the new IJmuiden. This is the starting shot of Pont to Park, shaping the southern entrance to the city with greenery, sustainability and quality. And very important: we are adding housing. This makes me happy and I hope it does for a lot of IJmuiden citizens. The future of IJmuiden will be beautiful!" said Sander Smeets, Alderman for Spatial Planning of the Municipality of Velsen.

Tamar Hagbi, director of Woningbedrijf Velsen: "With the new construction we are building back more social housing than there are now at this location. In this way we are providing more sustainable and affordable housing. The new homes will be lifetime-proof and accessible with an elevator. This is a type of housing that is currently in short supply in Velsen. In short: more and more varied supply for house seekers in Velsen. In doing so, we contribute to reducing the housing shortage."

Start transformation

The development is an important next step to renew, improve and make the Pont to Park area more sustainable. And thus better meet the needs of residents. This fulfills the joint ambition to transform IJmuiden into an attractive, sustainable and future-proof city.

“We believe in the power of collaboration to create places where people feel at home,” says Tamar Steenbergen, director of project development at AM. “This redevelopment is a great example of how we are building a livable and future-oriented city together with our partners.”

Participation

Velsen residents were closely involved in the creation of the design for the new building. Several meetings were organized where residents could give their input. The participation produced good ideas that we were able to incorporate in the plans. In the coming phase we will also involve local residents. In this way we will make a plan that has the broadest possible support.

In the coming months the plans will be further elaborated towards the environmental plan.
