Cooperation between Amsterdam municipality and development partners for 1,200 homes in Sloterdijk

19 June 2025

The municipality of Amsterdam and six development partners SBI Development (including Steengoed, BNLA and Insync Real Estate), area developer AM, Bun Projectontwikkeling, Urbicoon, Condensatorstaete I and a private investor have signed a cooperation and development agreement for the realization of approximately 1,200 homes in Block III of Sloterdijk I South. This marks an important step in the transformation of this former industrial site into a lively, sustainable urban neighborhood.

From business park to future-proof city neighborhood

Blok III is located in the heart of Sloterdijk I Zuid, an area that is changing from a monofunctional business park to a mixed residential-working area. Where industrial space and storage now dominate, a lively urban neighborhood will soon arise with housing, commercial and social facilities and plenty of space for greenery.

The plan includes approximately 1,200 homes in various segments and approximately 34,000 m² of commercial space, offices, retail, hospitality, an Integral Children's Center, care center, care housing and a mobility hub for cars and bicycles. Health, social sustainability and greening are key. Block III will be car-free, with great attention to pedestrians, cyclists and ecological connections. In addition, the central park and roof gardens also promote meeting and enhance the quality of life in the neighborhood.

Alderman Steven van Weyenberg: "Amsterdam has an enormous building task. Every group in the city needs housing and I am therefore very pleased with the signing of this agreement. Twelve hundred homes is a big project and is a serious addition to the Sloterdijk area. Thank you to all parties for this special cooperation and trust. And I wish all development partners the best of luck with this project and hope for a prosperous development and construction process."

Joint plan

The municipality deliberately chose a facilitating role. Instead of separate plans per owner, frameworks were set by means of an investment memorandum and a so-called block passport. The six initiators then jointly developed one integral urban development plan in consultation with the municipality. This forms the basis for further elaboration.

"The trust between the developing parties and with the municipality gave us room to look beyond individual interests. By thinking integrally and designing jointly, we were able to create a plan that will function as a real neighborhood. David Wiegel, partner SBI

Sloterdijk I South: an area in motion

Sloterdijk I South is part of Port-City and one of the first areas to be developed. From the current Sloterdijk I Zuid business park to the future Contactbuurt, a high-city live/work area, there is room for approximately 4,700 homes and a large program of business space, offices and facilities. With major investments in public space, schools, child care and sports facilities, the municipality is contributing to an attractive and livable new city district where everyone will soon be welcome.
