Groenoord is a spacious post-war neighbourhood with lots of greenery and a mix of flats and single-family homes. A large part of the housing stock is owned by Woonplus Schiedam. Woonplus and AM want to develop Groenoord-Zuid into a strong, liveable neighbourhood. A neighbourhood that continues to attract new generations, even as their situation or stage of life changes. This requires more diverse housing types and a good mix of social housing, mid-range rental properties and owner-occupied homes.

Groenoord-Zuid: a neighbourhood on the move
From vision to realisation
Area developer AM and Woonplus have worked hard on an area vision. This area vision sets out how both parties want to make Groenoord-Zuid a stronger neighbourhood. This involves not only housing, but also facilities such as parking, playgrounds, green spaces and connections with the surrounding area. AM is responsible for the further elaboration and realisation of the plan on behalf of Woonplus. Work is now starting on the design and studies for the environmental plan amendment. According to the schedule, the spatial planning procedure can be started in mid-2026. The realisation of the first homes could then start in 2028.
Diversity and interaction at the heart of it all
The programme mix provides for social housing with a special focus on senior citizens, a meeting place and lifetime homes. In addition, there will be mid-range rental and owner-occupied homes for various target groups.
A neighbourhood on a human scale
The Wagenaar site will have a friendly and social structure, with large building volumes divided into smaller blocks. The public space will be designed for meeting and movement, with lots of greenery and places to get together. This will create a sustainable, inclusive neighbourhood where residents feel at home.
