Phased development
Nieuw Legmeer will be constructed in phases and will be a residential and working district with approximately 4,400 homes. The first phase will accommodate around 1,500 homes, starting with the preliminary agreements that have now been signed for 500 homes. This phase focuses on the east and south sides of Legmeer, where housing construction can start immediately because there are no businesses here that impose restrictions due to environmental considerations. In addition to homes, both developers are also developing facilities on the ground floor of the residential buildings. Alderman Floor Gordon (spatial planning): ‘By signing these preliminary agreements, we are taking an important step in the transformation of Legmeer. This is the beginning of a new neighbourhood that responds to housing needs and offers space for business activity.’
Living and working
The preliminary agreements set out the frameworks for the construction plans, the financial arrangements and the cooperation. In the coming period, the parties will further develop the plans and prepare a preliminary agreement, which will include the final arrangements.
Social housing too
The first homes will be built on the site of the former Martinez Chocolate factory and a former office building at Bouwerij 46 on the Legmeer industrial estate. These locations are on either side of the entrance to the Zagerij. An agreement has been concluded with area developer AM for the construction of approximately 340 homes, and with Trebbe-De Nijs for approximately 160 homes. Part of the plans is the construction of more than 130 social housing units, which will be purchased and rented out by the Eigen Haard housing association. If all procedures go smoothly, the first pile can be driven in 2027.
