AM and Rezidenz sign cooperation agreement for redevelopment shopping centre De Els in Waalwijk

18 June 2025

The current covered shopping center will be transformed into a lively and future-proof residential, work and shopping area. A large part of the existing covered shopping center the Els will be demolished and approximately 8,700 m² of commercial space in the plinth will be replaced. In addition, about 400 housing units will be added on and around the stores, 30 percent of which will be social housing and 40 percent of which will be medium-priced housing. The remaining 30 percent will be for the private sector.

De Els has been the main shopping center of Waalwijk for years, but suffers from vacancy. In recent years, Rezidenz, in close consultation with the umbrella association of entrepreneurs, property owners and the municipality of Waalwijk, has developed plans for an integrated redevelopment. It has also acquired properties within De Els. The municipality of Waalwijk, Province of North Brabant and the national government are closely involved in the project, including through the granting of subsidies, land acquisition and the creation of public space. In May this year, the municipality of Waalwijk and Rezidenz signed an anterior agreement to lay down the principles for the redevelopment. AM's entry adds the expertise of an experienced mixed-use area developer to the project.t development of Waalwijk and underscores the power of public-private partnerships in realizing sustainable, inclusive living environments.

"With the redevelopment of De Els, we are creating a new and vibrant place to store and meet. The development fits into AM's broader vision to create attractive and livable neighborhoods that meet the well-being and needs of current and future generations, " Jaap van Engelshoven, Director of Development at AM.

"Our vision is based on creating residential happiness. We do this by being involved, decisive and excellent. Our vision fits seamlessly with AM's vision and immediately after the first talks we saw the same values at AM. We are convinced that we can strengthen each other and take this project to an even higher level together." Johan Liebregts, Director Rezidenz

The collaboration marks an important milestone in the area development of Waalwijk and underscores the power of public-private partnerships in realizing sustainable, inclusive living environments.
