Property developer AM, part of BAM, has acquired the Holiday Inn development project on Fellenoord in Eindhoven from Somerset Capital Partners. At this prominent location, next to the central station and in the heart of the Brainport region, AM and BAM\u2019s housing division, in collaboration with Eindhoven City Council and Fellenoord 2040, are creating a new urban residential and living area with space for around 1,000 homes, community facilities and other amenities. The development is situated in the Fellenoord sub-area of the large-scale Knoop XL urban regeneration project. Within the project, 85 per cent of the homes to be built will be in the affordable housing segment. In addition to the homes, the plans include a SPIL centre housing a primary school, childcare facilities, after-school care and a sports hall, all under one roof. The plans also provide space for (commercial) facilities that meet the needs of residents and visitors to the area. These include catering establishments, small-scale retail outlets, workspaces, studios and sports facilities. The plan also includes a hotel concept. Within the spatial framework, space has been set aside for a residential tower up to 150 metres high. The final height will be examined in more detail during the forthcoming planning phase. BAM\u2019s residential construction division is responsible for the construction of the project. The redevelopment will help to address the current bottlenecks around Kruisstraat. The existing cycle and pedestrian tunnel under Fellenoord will be replaced by a safe, clear and more spacious connection at street level. This means that an underground route will make way for a safe, clear and attractive public space for pedestrians and cyclists. In conjunction with other projects in Woensel-Zuid, work is underway to create a single pleasant and logically connected area.<\/p>\n
Sustainability is also a key principle. The buildings will be connected to Eindhoven Energie\u2019s district heating network and will make the most of the high-quality public transport facilities in the immediate vicinity. Green spaces, health and climate adaptation will naturally form part of the further development of the area.<\/p>\n

With this new development on the site of the Holiday Inn, the Fellenoord area regeneration project is taking further shape. Fellenoord forms part of Knoop XL. In the coming years, around 9,000 new homes and facilities will be built in this area surrounding Eindhoven Central Station. Where there are currently mainly cars and office buildings, a new, vibrant neighbourhood is taking shape \u2013 a place to live, work and spend time.<\/p>\n
Over the coming years, the parties involved will further refine the plans. In the meantime, the hotel will continue to operate as normal. Demolition and construction work is scheduled to begin at the end of 2029. This is subject to the planning process still to be completed.
